Since 1990 we have been directly involved with construction projects, as Owners Project Managers or as Architects of record. In 1995 our sights shifted from Architectural design to Owner’s Project Management and Lender Inspections. In this time, we have managed more than 5 Million square feet of commercial construction projects.
Our ability to listen to client needs and ask the right questions to Owners and Developers has proven to be extremely beneficial in the programming stage of pre-design. Reviewing plans and construction schedules is common practice to confirm that general contractors have scheduled and planned around every hurdle and obstacle. We dive into the details and verify that the coordination of design elements from the engineer and architect, are accurate, complete, and comprehensive to reduce the impact of any oversight.
During construction we review the materials and quality of installation on a weekly basis, and report the findings to the contractor, for remediation and corrective actions. Our oversight has proven useful to owners, and the general contractor, to correct any deficiency before the work progresses across the project. We track the construction progress monthly, and red flag any activity on the critical path, that may jeopardize the project completion date.
We treat every project as if it were our own, and assist the owner with all utility coordination, tenant Relocation, Solar Photovoltaic, Commissioning, Passive House, LEED, Project Closeout and FF& E efforts.
